GVHDC owns 24 rental units within one (1) project site. This includes 24 single rental units for seniors and disabled persons. GVHDC’s affiliate partner the Stanislaus Regional Housing Authority manages the development.
Also via the affiliate partnership with Stanislaus Regional Housing Authority, other recent affordable housing developments include the following:
· Meadow Glen Apartments – Homeless Youth Transitioning out of Foster Care (605 Coolidge Avenue, Modesto, CA 95350). Completed in January 2014. This includes 24 single rental units and nine (9) two-bedroom units for youth out of foster care (18-28 year olds).
· Downey Terrace – 11 single rental units for seniors 62 or older / or disabled individuals (416 Downey Avenue, Modesto, CA 95354). This includes 11 single rental units. Completed November 2014;
· Miller Pointe – 16 single rental units for individuals with mental health needs. Completed in September 2004. The Miller Pointe project is a collaborative effort involving the Housing Authority and Stanislaus County Behavioral Health & Recovery Services (SCBHRS). Our Authority and SCBHRS are working together in concert with our respective missions, in order to develop affordable housing for individuals who are receiving services through SCBHRS.
The project consists of 15 one-bedroom units, 1 two-bedroom unit and a small community building. The project will provide permanent rental housing that is affordable to individuals with incomes below 35% of median income. The tenants of the Miller Pointe project will be clients of SCBHRS.
Funding for Miller Pointe was provided from several sources including the City of Modesto, Stanislaus County Behavioral Health and Recovery Services, Federal Home Loan Bank, Farmers and Merchants Bank, and the Housing Authority of the County of Stanislaus.
The development provides permanent affordable rental housing for very low income individuals under the Department of Housing and Urban Development's Shelter Plus Care Program. The Shelter Plus Care Program links supportive services with affordable rental housing and is targeted to assist special populations. Affordable rents will be based on 30% of the resident's income.
· Las Palmas – A senior housing complex (1075 West Palmas Avenue, Patterson, CA 95363). Consists of 24 one bedroom apartments for seniors and disabled. The complex is centrally located in Patterson near shopping, the I-5 highway and the future Patterson Senior Center.
Las Palmas apartments have a spacious design 606 sq. ft. to 624 sq. ft. with fully equipped kitchens, central heating and air, carpet throughout and are all handicapped adaptable. The complex boasts an onsite community center with a lounge, an activity area and library, a laundry room and kitchen, for senior activities and gatherings. A Gazebo and Community Garden complement the beautiful grounds and landscaping and allow more opportunities for socialization and community projects. Completed in February 2007.
Eligibility requirements are:
· Elderly: 62 years of age or older;
· Near-elderly: at least 50 years of age but below age 62;
· At or below 80% of the area Median Income as defined by HUD;
One to two family members for a 1-bedroom apartment.
